More than half of buyers’ real estate agents revealed that staging makes it easier for a buyer to visualize a property as their future home, according to the National Association of Realtors. But with the holidays around the corner, how do you stage your home in a way that allows you to emphasize its best features and celebrate the season?
We’ve put together a few dos and don’ts to consider.
Do keep decorating at a minimum. “Don’t let holiday décor steal the spotlight,” says Vivian Gilbert, a professional home stager in Maryland who works with CORT Furniture, a Home Service Connections partner. Gilbert said holiday-specific decorations can be off-putting to potential buyers, especially if your home needs to be professionally photographed for a listing. You don’t want too many decorations to distract house hunters’ attention from your home’s worth.
Don’t go overboard with religious decorations. Bethany Ellis, a real estate agent from Long & Foster’s McLean, Virginia, office said, “we live in a very diverse area and not everyone celebrates the same holiday traditions.” Instead opt for a fresh wreath on your front door for a simple holiday statement.
Do declutter and be mindful of space. “When selling your home during the holidays, it’s important to have your home purged, freshly painted and in show-ready condition from the start,” said Theresa Valencic, a real estate agent from Long & Foster’s Arlington, Virginia, office.
Don’t leave things lying around your home. Maintain a show-ready house by putting away any gifts. Rita Von Essen, a professional home stager in Virginia who also works with CORT, suggested “designating a place in your home to store your holiday collections can make your open house days more successful.”
Don’t overdo the outdoor decorations. If you’re going to hang lights, remember less is more. You don’t want potential homebuyers left wondering about your elaborate light display and whether any damage occurred to the home when it was installed. Play it safe and wait until you move into your new home to bring out your holiday lights and inflatables.
When done tastefully and subtly, holiday decorations can create festive and inviting feelings that can attract motivated buyers to imagine living there year-round.
